BOARD OF DIRECTORS
ADAM BROWNING, PRINCIPAL & PRESIDENT
Adam earned his degree in Economics/Business from the University of California, Los Angeles and began working with New Urban West in 1987. Utilizing his training and experience, Adam founded and was President of Second Street Ventures, Inc., an urban residential and commercial development company in Los Angeles, from 2003 to 2008. He returned to New Urban West in 2008 and is responsible for identifying new investment opportunities, finding and securing financing, as well as directing and overseeing all areas of strategic planning for New Urban West’s ongoing ventures. Adam’s involvements at New Urban West and Second Street Ventures have exposed him to all aspects of residential and commercial development.
GLENN CARDOSO, PRINCIPAL
One of the co-founders and principals of New Urban West, Glenn continues to play a vital role in defining the company’s vision and strategic objectives. He has held high-level positions throughout the building industry, including President of the Los Angeles/Ventura Chapter of the Building Industry Association (BIA), President of the Governmental Affairs Council for the BIA of Southern California, and he has served as a board member for HomeAid America. Glenn was previously President and Chief Operating Officer of Leisure Technology Corporation, and spent seven years as Vice President of Marketing Design at the Donald L. Bren Company where he was responsible for all product development.
STEPHEN GUNTHER, PRINCIPAL
As the other co-founder of New Urban West, Stephen served as President for over 20 years and maintains an active leadership role in the company he helped to create, overseeing residential, commercial and office development. Prior to New Urban West, he was President of The Boss Group, Los Angeles. Stephen is a graduate of the University of California, Berkeley Law School and formerly served as a Deputy Attorney General for the State of California.
MICHAEL WARREN, PRINCIPAL & CHIEF FINANCIAL OFFICER
Michael joined New Urban West in 1988. He is a Chartered Accountant (Canada), and as a longtime chief financial officer, Michael has responsibility for the financial positioning of New Urban West. Previously, he spent nearly two decades with the Cadillac Fairview Corporation in various senior financial and development positions in Toronto, South Florida and Southern California.

GREG BALEN, PARTNER & EXECUTIVE VICE PRESIDENT
Greg spearheads the “execution” side of the business including entitlement processing, product development, purchasing, construction, customer service, and risk management. He has held a variety of positions from laborer through division president with several highly regarded real estate development companies and private equity firms including New Urban West, Taylor Woodrow Homes, Ryland Homes, KB Home, and Starwood Land Ventures. Additionally, he is a licensed architect, and a licensed general building and general engineering contractor. Greg has a Bachelor of Architecture Degree from Cal Poly, San Luis Obispo and an MBA from the UCLA Anderson School of Management.
TOM ZANIC, PARTNER & SENIOR VICE PRESIDENT
Having joined New Urban West in 1983, Tom has been responsible for the planning and entitlements for thousands of homes in planned communities throughout Southern California. He graduated from the University of California, Los Angeles Graduate School of Architecture and Urban Planning with a Master’s Degree in Urban Planning. Over the years, Tom has been appointed to numerous positions in state and local government, including Legislative Assistant in the California State Senate, Chief Planner of the South Central Regional Coastal Commission and Senior Planner for the County of Ventura.
JASON HAN, PARTNER & PRESIDENT - SAN DIEGO
Jason is responsible for identifying new investment opportunities and oversees all aspects of execution, including: acquisition, entitlements, project development, construction, sales and marketing for projects in the San Diego area. Prior to joining New Urban West, Jason was with Ernst & Young/Kenneth Leventhal, consulting for national builders and developers. He also operated his own development-consulting firm. Jason holds a Bachelor of Architecture from the University of Southern California and an MDS in Real Estate and Urban Development from Harvard University.
BLAKE BITTERLIN, VICE PRESIDENT OF LAND ACQUISITIONS
While being involved in the development of each project, Blake is also responsible for identifying new investment opportunities and overseeing all aspects of the acquisition process. He holds a Bachelor of Science in Regional Development from the University of Arizona and a Master’s Degree in Real Estate Finance and Development from the University of San Diego, and is a licensed real estate broker. Blake previously worked for KB Home and Lennar Homes, performing acquisitions and forward planning work for the Southern California divisions of both companies.
